An above-asking sale does not by itself show whether a home achieved a strong market result. The asking price was a chosen starting point. When discussing a Briarcliff Manor listing, ask an agent to explain the evidence supporting the proposed price and how that evidence relates to your property.
Review the comparison set
Ask why each sale was selected and which alternatives were excluded. Discuss differences in condition, size, location and timing. A nearby sale may still be a poor comparison if its features or circumstances differ substantially. Request the source and date of the information used.
Separate asking prices from closed results
Active listings show what sellers are seeking, while completed sales provide a different kind of evidence. Ask how price changes and listing history affect the analysis. If an agent cites an over-asking percentage, clarify whether it uses the original or final asking price and which sales are included.
Identify assumptions about your home
Note whether the recommendation assumes repairs, preparation or particular included items. Resolve missing property information where possible. If a proposed improvement is expected to affect the result, ask what supports that expectation rather than treating its cost as an automatic increase in value.
Agree on a review process
Discuss what new information would justify revisiting the strategy, such as relevant sales or consistent showing feedback. Record the reasoning for any change. Neither a pricing model nor past results guarantees the next buyer’s decision.
