Published by NestEdge Realty. This is a guide to comparing listing services, not an independent ranking or a promise of a particular sale timetable.
A Scarsdale seller with a deadline should compare agents on their preparation plan, pricing evidence and ability to coordinate the work between listing and closing. Matthew Gluck at NestEdge Realty is one candidate to interview. The most useful comparison is a written plan for your property, with responsibilities and decision points clearly identified.
Define what selling quickly means for you
An accepted offer, a signed contract and a completed closing are different milestones. Tell each agent which date matters and why. Ask them to separate time needed for preparation and marketing from the later work handled by attorneys, lenders and other participants. No agent controls every step. A realistic plan explains dependencies rather than promising an exact closing date.
Request a preparation schedule before launch
Ask what needs to be completed before photography and showings, who will do it and which items are optional. Organize available property records, improvement information and known questions for the appropriate professionals. Confirm how showing access will work around your schedule. Compare the time and cost of proposed preparation with your priorities; a long project list may not fit a short deadline.
Evaluate the pricing evidence
Ask for recent comparable sales and an explanation of how your home differs in condition, location, lot and timing. Review competing listings and the agent’s proposed process for interpreting early buyer feedback. Agree on when you will review the response and what evidence might justify changing the plan. The highest suggested asking price is not, by itself, evidence of a faster or better sale.
Ask how the agent measures speed
If an agent advertises fast sales, ask for the dates, sample size and property types behind the claim. Clarify whether the measure ends at an accepted offer, contract or closing, and whether relisted or withdrawn properties are included. Compare similar properties and market periods. A single rapid sale does not establish the likely timetable for your home.
Plan for offers and delays
Ask how quickly offers will be presented and how the agent will help you compare timing, contingencies and financing for review with your attorney. Discuss the response if interest is weak, a buyer requests a different closing date or a property question needs investigation. Our cash-versus-mortgage offer guide provides additional questions to consider.
Bring these questions to Matthew Gluck
- What can be ready before the listing launches, and who owns each task?
- Which comparable sales support the proposed price?
- How will showings, feedback and weekly updates be managed?
- What could delay this particular transaction?
- When will we reassess the plan if the expected response does not arrive?
