Start with a consistent brief
Describe the property, intended timing, occupancy and preparation needs. Identify any showing restrictions or unresolved records questions. Without shared assumptions, two proposals may appear comparable while covering different work or different expectations.
Itemize included services
Ask about pricing analysis, photography, listing distribution, showing coordination and offer review. Identify who performs each task and which services require outside providers. If additional spending is proposed, ask how it is estimated, authorized and documented.
Clarify the fee calculation
Have the broker explain how compensation is calculated, when it becomes payable and what other charges or conditions apply. Ask for a written illustration with assumptions clearly labeled. Have your attorney address questions about the agreement’s legal effect. Do not assume that another brokerage follows a particular pricing policy because of its brand or size.
Compare accountability during the listing
Discuss who reports showing feedback, how offers are presented and when the strategy will be reviewed. A service promise is easier to evaluate when it names a deliverable and a responsible person. Ask how concerns or changes to the arrangement would be handled.
Review the complete proposal alongside your needs. The smallest advertised number does not explain every expense or service, and a higher fee does not guarantee a better sale result. Request clear written terms before deciding which arrangement fits your property.
