Have the agent distinguish a confirmed submission deadline from an estimate and a reported competing offer from knowledge of its full terms. A claim of strong interest does not establish the price or conditions needed to succeed. Ask how new information will be passed to you.
Examine the price discussion
Request relevant comparable sales and an explanation of the differences from the home you are considering. Discuss your own comfort with ownership costs separately with the appropriate professionals. An agent’s view of market competition should not replace your decision about what you are prepared to spend.
Review proposed changes carefully
Ask why each suggested term matters and which risks or uncertainties it introduces. Your attorney and lender should explain issues within their roles before you approve changes. Do not treat reducing a protection as an automatic requirement for competing.
Look for a clear stopping point
Ask how the agent supports a decision to decline a counteroffer or move on. Discuss what feedback may be available if another buyer is selected, without assuming the complete winning terms will be disclosed. The process should remain useful even when it does not produce an accepted offer.
