Building a Calendar for Buying and Selling at the Same Time

Published by NestEdge Realty. This is a practical guide, not an independent agent ranking or a guarantee of results.

Two transactions need a shared calendar, but they do not become one guaranteed event. Start by identifying which steps in your purchase depend on the sale of your current home.

Map the dependencies

Ask your lender how sale proceeds and existing obligations affect the proposed purchase. Ask your attorney about relevant contract dates and conditions. Distinguish the date you hope to move from dates that other parties have actually agreed to.

Assign every milestone

List preparation, launch, offer review, inspections, financing, closing and possession. Name the person responsible for each update. Keep documents and decisions for the two properties clearly separated even when the same people are involved.

Create a delay scenario

Consider what happens if either transaction moves later. Discuss temporary housing, storage and other alternatives before you need them. Do not assume a rent-back or financing solution is available without professional review and written agreement.

Review the calendar whenever an important date changes rather than letting an old version guide the move.

Discuss your plans

Contact Matthew Gluck to discuss your property and the services, communication and fees that would apply to your situation.
