Questions to Ask About a Buyer Commission Rebate

Published by NestEdge Realty. This is a practical guide, not an independent agent ranking or a guarantee of results.

A proposed buyer commission rebate should be evaluated as part of a written representation proposal. Do not assume that an advertised example applies to your transaction or can be used for every purchase expense.

Define the proposed amount

Ask the brokerage how the amount would be calculated, what conditions apply and when it would be provided. Clarify whether it depends on compensation actually received, the property or other transaction circumstances. Request the explanation before relying on it in an offer budget.

Check the closing treatment

Share the proposed terms with your lender and attorney. Ask them to confirm permitted treatment and how the amount would appear in the closing documents. Do not count it as cash available for a deposit or down payment without their confirmation.

Compare representation as well

Review services, buyer payment obligations, duration and cancellation terms. NAR’s buyer agreement guide explains negotiable terms. Compare the whole arrangement rather than choosing by a projected savings number alone.

Discuss your plans

Contact Matthew Gluck to discuss your property and the services, communication and fees that would apply to your situation.
