In my career selling Real Estate in Westchester County, I met potential clients, and home buyers everywhere. Before Covid19 I would meet them at parties, restaurants, bars, the gym, anywhere. My goal was always the same; to teach the potential client that I could not only be the ideal Real Estate Agent but also do something other agents could not.
That “something” is called a Broker Commission Rebate. These rebates, legal in New York State since 2014, are essentially a portion of the buyer’s agent commission that can be split with the home buyer. In essence, I could PAY a client who is shopping for Westchester Real Estate, to allow me to work for them.
How does that work?
Let’s say my client buys a one-million-dollar home in Chappaqua. Typically, the agent representing the buyer would earn a commission of 2.5% on the sale.
$1,000,000 x 2.5% = $25,000
With a traditional realtor, that $25,000 is split between the agent and his or her broker/franchise. With NestEdge Realty, we ARE the broker/franchise, instead of splitting the commission with a franchise, we split it with our clients.
In the case of the one million dollar home, we might pay a rebate of 1%.
$1,000,000 x 1% = $10,000
That rebate can be paid via check at the closing table, can be applied to your down payment, used towards renovations, help you win a bidding war, or even help you avoid paying the mansion tax.
Often a client not familiar with rebates will learn our model and wonder if they will still get the same level of service that they would with a traditional realtor. The answer is YES. We are with our buyers throughout the entire journey from local tours, to showings, negotiations, inspections, and to the closing table.
