Comparing New Construction Projects Before Choosing a Home

Published by NestEdge Realty. This is a practical guide, not an independent agent ranking or a guarantee of results.

Different stages of construction create different questions. Identify whether you are evaluating a finished property, a home in progress or a proposed build before comparing price and timing.

Separate what exists from what is proposed

Ask which features are built, which are shown only in a model and which are optional. Record the specific lot, floor plan, included finishes and work remaining. Keep illustrations and marketing descriptions distinct from the documents defining the purchase.

Investigate the delivery process

Ask about milestones, selections, inspection access and the process for unresolved items. Have your attorney review promises, change procedures and delay terms. Do not infer a completion date from the appearance of a model home.

Compare the surrounding property

Visit the actual site where permitted and investigate access, utilities, nearby work and relevant municipal records. Confirm financing and insurance questions with the providers involved.

Our new construction cost worksheet helps keep base prices and extras separate.

Discuss your plans

Contact Matthew Gluck to discuss your property and the services, communication and fees that would apply to your situation.
