A sale above asking price is one result to examine when interviewing a Westchester listing agent. It is not, by itself, proof that the seller received the highest achievable value. The asking price, property condition and terms of the transaction all affect how the result should be interpreted.
Ask which asking price is being used
Clarify whether a sale-to-list comparison uses the original asking price or the final price after adjustments. Request the relevant dates and source. A property listed below comparable sales can sell above asking without establishing that it outperformed the market.
Compare similar properties and periods
Review examples relevant to your home’s location, condition and price range. Ask how many listings are included and whether unsuccessful or withdrawn listings are omitted. One striking sale is a case study, not a reliable prediction for every property.
Look at the entire offer
A higher headline price may come with concessions, financing conditions or a less suitable closing schedule. Ask for a side-by-side comparison of terms and estimated net proceeds, clearly labeling assumptions. Your attorney and relevant advisers should evaluate contractual and financial implications.
Request a plan rather than a promise
Discuss how the proposed asking price, presentation and exposure work together, and when the plan would be reassessed.
