A mortgage comparison should consider the full proposal and how the lender communicates. A claim of competitive rates or personal service is a starting point for questions, not proof that an offer is best for you.
Compare equivalent proposals
Ask lenders to explain the assumptions used, including loan amount, term and relevant features. Review the rate together with points, lender credits and other costs. Use the CFPB Loan Estimate comparison guide to organize the figures and identify differences that need explanation.
Ask about changing terms
Clarify whether a rate is locked, the period covered and any relevant conditions or costs. Ask which estimates can change and why. An advertised rate without the circumstances attached is not a complete offer for your transaction.
Evaluate the service plan
Ask who handles questions, how updates are delivered and who covers urgent issues. Compare actual responsiveness without assuming that a local office or a large lender is always better. Helpful communication does not guarantee approval.
