The purpose of an offer is to buy a suitable home on terms you understand. Before a deadline, write down your limits so competition does not replace your original priorities.
Set a property-specific ceiling
Review comparable sales, condition and expected repairs with the appropriate professionals. Ask your lender for a payment and cash estimate at the proposed price. Keep emergency reserves separate from funds available for the purchase.
Understand each proposed change
Discuss contingencies, dates and any special clauses with your attorney and lender. Ask what happens if an inspection, appraisal or financing issue arises. Do not treat a possible rebate as available funds until its terms and treatment are confirmed in writing.
Prepare a response plan
Confirm the submission instructions and who can answer questions near the deadline. Decide in advance which requests would cause you to stop. A well-prepared offer can still be declined; acceptance alone does not establish that a purchase is right for you.
