A listing proposal should explain who will do the work, what it costs and how you will make decisions together. Use a written scope to compare agents on the services relevant to your home.
Before the listing launches
Discuss pricing analysis, preparation advice, photography and property-information review. Identify outside providers, optional expenses and the tasks you will handle yourself. Agree on who approves the final listing materials.
While the home is marketed
Define showing access, inquiry coverage, feedback collection and reporting frequency. Ask how the agent will recommend changes if activity differs from expectations. Clarify how you will review offers and coordinate legal questions with your attorney.
Read the agreement
Review compensation, duration and termination provisions alongside the service list. NAR’s listing agreement guide provides background. Avoid assuming that a phrase such as “full service” has the same meaning in every proposal.
A detailed plan makes responsibilities clearer; it cannot guarantee a sale price or timetable.
