Home preparation works best as a short, ordered project list. Begin with condition and clarity, then decide whether optional styling is worth the time and expense for your sale.
Sort tasks by purpose
Separate known repair issues, routine maintenance, cleaning, decluttering and decorative changes. A cosmetic improvement does not resolve a condition problem. Ask appropriate specialists to evaluate uncertain issues before covering them with new finishes.
Give every task a limit
For each item, record the intended benefit, estimate, responsible person and completion date. Compare doing it before launch with leaving it for the buyer to consider. Do not assume a renovation will return its cost or produce a higher offer.
Check the photographed result
Walk through each room before photography. Clear distracting personal items, check lighting and make room uses understandable without concealing defects. Confirm that staged furnishings and exclusions are described accurately.
If the schedule is tight, choose a manageable first group of tasks and review the result before adding more. Our home staging guide covers the presentation decisions in more detail.
