Documents to Review for a Multifamily Property Purchase

Published by NestEdge Realty. This is a practical guide, not an independent agent ranking or a guarantee of results.

A multifamily listing’s projected income is a starting assumption to investigate. Before relying on it, organize the underlying documents and identify which figures are current, estimated or missing.

Separate collected income from projections

Request available leases, rent information and records supporting the seller’s figures through the transaction process. Ask about vacancies and included services. Have qualified counsel review occupancy and lease questions; do not assume every advertised unit or use is authorized.

List the full operating costs

Gather available tax, insurance, utility and maintenance information. Identify owner-paid items, deferred work and expenses that may change after purchase. Ask appropriate professionals to evaluate gaps rather than treating the seller’s net figure as a guaranteed return.

Test the assumptions

Consider the effect of vacancy, repairs and higher costs on your own budget. Confirm financing requirements with your chosen lender. Keep reserves and transaction expenses separate from the advertised purchase price.

Our multifamily home search guide adds property-selection questions. This checklist is for organizing due diligence, not a prediction of investment performance.

Plan your next step

Discuss your priorities with Matthew Gluck and agree on the scope of representation, communication and fees in writing.
