Comparing Mortgage Quotes Beyond the Interest Rate

Published by NestEdge Realty. This is a practical guide, not an independent agent ranking or a guarantee of results.

A quoted interest rate is only one part of a mortgage offer. Ask lenders to explain the total proposal using consistent assumptions about the property, loan amount, loan type and timing.

Compare written information

Use the CFPB Loan Estimate comparison guide to review Loan Estimates. Separate lender charges from taxes, insurance and other estimates. Ask whether differences reflect actual pricing or different assumptions rather than treating every lower total as a better deal.

Ask about points and time

Have the lender explain upfront costs associated with a rate and how different choices affect payments. Discuss your expected ownership period without assuming you will refinance or that rates will fall.

Clarify any rate lock

Ask the lender what is locked, for how long, what could change and what an extension would cost. Keep the answer in writing. A real estate agent can coordinate property information and deadlines; the lender determines loan availability and pricing.

Compare providers independently, including any introduced by your brokerage. No particular rate or savings is promised here.

Discuss your plans
