Published by NestEdge Realty. This is a practical guide, not an independent agent ranking or a guarantee of results.
A useful track record is specific enough to check and relevant to the home you are selling. A broad claim of success is less informative than a clearly explained example with dates, circumstances and the agent’s actual role.
Request comparable examples
Ask about properties with similar condition, price range and sale constraints. Identify whether the agent personally represented the seller or is describing a team result. Request the period covered and distinguish closed sales from pending listings.
Ask how the outcome was measured
For a pricing or timing claim, ask which starting date and list price were used. Discuss price changes, concessions and listings that did not sell where relevant. One unusually strong result should not become a promise about your property.
Connect experience to your plan
Ask what the agent would do differently for your home and what evidence supports that recommendation. Review references with permission, proposed services, reporting and fees. A documented plan helps you compare candidates without relying on an unverified ranking.
