A cash offer removes a proposed mortgage from the offer structure, but it does not by itself establish the buyer’s ability to close or make every other term favorable. Compare the full proposal before deciding.
Clarify the funding and conditions
Ask your professional team to review appropriate, current proof of funds through a secure process. Identify the buyer, proposed deposit and any conditions involving inspections, another sale or third-party approvals. Do not equate the word “cash” with an unconditional purchase.
Compare net proceeds and certainty
Put the price, requested credits, included property and proposed expenses side by side. Ask your attorney to explain the contract protections and unresolved issues. A higher headline price can come with different costs or risks.
Check the proposed calendar
Confirm that the buyer’s preferred closing and possession dates fit your plans and the work still needed. Title review, documents and access can affect timing even without a mortgage. Keep alternative offers in perspective rather than assuming cash always wins.
